Russell has been knowledgeable, helpful and quick to respond throughout the entire process.

Remortgaging in this current climate it’s difficult.. thankfully Russell reached out to me well in advance to arrange a meeting to discuss my options. Those few months gave me time to prepare appropriate documents and figure out the way forward… all I can say some situations are not as straight forward… but with a help of a professional it’s not as daunting as some might think. Overall I highly recommend Weston Mortgages Online to new and existing customers!

David

Brilliant service received from Russell. Very informative and fast to react to changing interest rates which saved us both time and money in fixing a great deal. Thank you!

Phil helped me buy my first property and I can't recommend him highly enough. He has a wide breadth of knowledge around different products, lenders and the mortgage process which sets him apart in the field

. Aside from this, Phil has been friendly and conscientious throughout.

I'd recommend Bristol Mortgages Online to anyone who values their time, investment, and peace of mind!

As a first time buyer I've had no clue what to expect in getting my first mortgage but Phil was a friendly and reliable man I trust wholeheartedly and it's been great to have his help during the whole purchase process! He's talked me through everything and was very good at explaining the process. Couldn't recommend more :)

If you’re looking for a caring, friendly and genuine mortgage advisor then I couldn’t recommend Phil more. He is able to navigate you through, what can be, a confusing world of ‘what ifs’ and ‘maybes’. He will give you the best recommendations for your situation and most importantly advice that you can rely on.

To be in our dream home would not have been possible without you and we are eternally grateful, thank you.

We've used Phil for our last three mortgage renewals; he's always found us the best deal, made the whole process really simple and always kept us informed during our application. Highly recommend!

Phil went the extra mile in helping us choose the right mortgage and throughout the process of buying our first house. He's honest, friendly, and extremely knowledgeable. Plan to stick with him in future and have already recommended him to friends.

We would easily recommend Philip and his team to anyone looking to secure a mortgage. Philip has helped us through very difficult circumstances, for about a year, until we were finally able to exchange on our dream home. He's been incredible useful as an advisor, but also helpful in other aspects of the transaction - we are first time buyers and went into this all pretty blind, and so Philip has helped us get a solicitor, surveyor, insurance, and just provided general and practical advice above and beyond what was in the remit of a mortgage advisor. He's also secured us better rates when they came up, and was always happy to speak to us, even on the weekends, and made international phone calls to help get our deposit signed off. We were really happy with the service that we got from Bristol Mortgages Online, and couldn't recommend them enough. We are so excited to be completing the sale on Monday!

The Bank of England has voted to reduce the Base Rate by 0.25% for the second time this year, taking it to 4.25%. Base Rate was held at 4.5% in March after it was cut by 0.25% in February.

Adapted from Zoopla’s April 2025 Housing report I mage: The analysis uses average house prices from the house price index and for first-time buyers to assess mortgage payments at different mortgage rates applied to a 30- year mortgage, at different loan-to-values. One emerging trend that we expect to positively support market activity in the coming months is a relaxation in how lenders assess the affordability of new mortgages. While buyers focus on the mortgage rate they will pay, lenders also check whether the borrower can afford a 'stressed mortgage rate' at a higher level than the borrower will pay. While the average 5-year fixed rate mortgage is around 4.5% today, many lenders are currently 'stress testing' affordability at 8-9%. This makes it harder to secure a mortgage without a large deposit. If average mortgage stress rates were to return to pre-2022 levels of 6.5% to 7%, this would deliver a 15-20% boost to buying power. An average first-time buyer with mortgage repayments of £1,020pcm at a 4.5% mortgage rate would typically have to prove they could afford monthly repayments of £1,550pcm at an 8.5% stress rate. If the stress testing is relaxed to 6.5%, repayments would fall to £1,275pcm, boosting buying power. It's a similar pattern for the average homeowner, while the actual impact will vary by lender and type of borrower. This change would consequently supporting demand and sales volumes, helping to clear the stock of homes for sale, rather than boosting house prices. Other existing rules and regulations that remain in place will continue to impact the availability of mortgage finance. Comment from Phil Clark “This is potentially very exciting news and will give borrowers a greater choice of products if these rules are relaxed. Regardless of whether you are a First-time Buyer, Looking to move, remortgage or invest in property, there are a huge range of competitive mortgage deals on the market. I will be delighted to discuss your specific requirements and offer you the most suitable deal!” Please call Phil on 0117 3251511 or email info@swmortgages.com For more information about the Mortgage and Protection products we offer, please visit www.bristolmortgagesonline.com Your home/property may be repossessed if you do not keep up repayments on a mortgage or other debt secured on it.
