Useful items for a Speedy Mortgage

As part of our advice process there are a number of important documents we require from you and obtaining these as early as possible is vitally important for two key reasons. Firstly, it will help us have a full understanding of your situation meaning that we can provide you with the best possible advice. Secondly, it will ensure that once your mortgage application has been submitted it will progress as smoothly as possible. Please note we will need to have sight of the original documents and therefore cannot accept copies from you.

Identification Documents


  • Government issued photo identification documents i.e. a current Passport or Driving License; or
  • For non-UK nationals, your National Identity Card.

We will also need to verify your current/previous address/es, for the past three years


  • A utility bill with your name and current address on and dated within the last three months e.g. gas, electric, or water bill.
  • We can also accept a current council tax demand letter, or statement.

Income Verification Documents

All lenders must verify the income levels disclose to them, and this applies equally to employed, self-employed and retired applicants

Employed Status


  • Three months most recent payslips, your most recent P60; and
  • Three months most recent bank statements showing your salary credits.
  • Details of any Death in Service or other Employee benefits.
  • For Fixed term contract workers, we will require a copy of your employment contract and evidence of continuous employment for the last 12 months.

Self-Employed Status


  • Three years most recent signed accounts;
  • Three years most recent SA302’s and Tax Year Overview’s which are requested from the HMRC or via your online HMRC account;
  • Three months most recent business bank statements; and
  • If you also receive employed income e.g. a director’s salary, you should provide the relevant documents listed within the employed income requirements above.

Retirement Status

If you are currently in receipt of any pension / annuity income we will require:


  • Three months most recent bank statements evidencing these payments. If the payments include anything other than your State Pension then we would also require:
  • Your most recent pension statement; or
  • Your most recent P60.
Rental Income

As a minimum we will require:


  • Three months most recent banks statements evidencing receipt of rental payments; and
  • Current tenancy agreements e.g. Assured Shorthold Tenancy (AST).

Benefit Income

As a minimum we will require:


  • HMRC tax credit award letter or DWP child benefit letter (all pages); and
  • Three months most recent bank statements showing receipt of these payments.

Current Credit Commitments

In addition to your income, the lender will need to have a full understanding of your committed expenditure. We therefore require full details of all your current credit agreements which will include any:


  • Credit Cards, Store Cards, Personal Loans, Secured Loans, Pay Day Loans (taken out in the last 24 months), Residential and Buy to Let Mortgages and any other credit commitments.
  • We will also need to gather full details of your other committed expenditure including such items as:
  • Child care costs, School fees, maintenance payments etc.

Current Protection Arrangements

Please provide us with full details of your current protection arrangements, this should include:


  • A copy of your current Buildings & Contents Policy;
  • Details of any life insurance, critical illness or income protection policies you may have; and
  • Details of any employee benefits such as sick pay and death in service schemes.
Proof of Deposit

The requirements here will depend upon the source of the deposit. The most common sources of deposit and their associated documentary requirements are listed below:


  • Personal Savings – copy of savings book or three months bank statement showing the full amount of the deposit;
  • Gifts – full details of the person(s) gifting the funds, their relationship to you and where these funds originated. The person(s) providing the gift will also need to sign a letter confirming the amount and on what terms they are making the gift;
  • Sale of previous property – full details of the property sold and bank statements showing receipt of the sale proceeds;
  • Inheritance – full details of whom you received the inheritance from, their relationship to you and a copy of will, signed letter from solicitor, Grant of Probate or letter from Executor;
  • Sale / maturity of investments – full details of the investment(s) including a statement of maturity / encashment documenting the funds to be received and copy of the bank statements showing receipt of these funds.

In order to ensure your mortgage application progresses as smoothly as possible we will need the following documentation in original format .


  1. For personal identification: Photo ID in the form of a passport or driving license.
  2. For address identification: A utility bill dated within the last three months showing your name and address. eg. Gas / electric / water /council tax etc. This is ok if from the internet but must show the http:// address.
  3. 6 Months bank statements showing salary credit. This is ok if from the internet but must show the http:// address and your name account number and sort code.
  4. If employed: Latest P60 and 6 months’ pay slips.
  5. If self-employed: Last 3 years (if you have 3, if not what you do have) original signed accounts. Last 3 years SA302’s and tax overviews. (Please ask for more details).
  6. A list of all credit agreements you have to include, credit cards, loans and mortgages.
  7. Your address history for the last 3 years with the full address and when you moved in and out of each address
  8. Details of any life insurance, critical illness or income protection policies you may have.

Adapted from Zoopla’s April 2025 Housing report I mage: The analysis uses average house prices from the house price index and for first-time buyers to assess mortgage payments at different mortgage rates applied to a 30- year mortgage, at different loan-to-values. One emerging trend that we expect to positively support market activity in the coming months is a relaxation in how lenders assess the affordability of new mortgages. While buyers focus on the mortgage rate they will pay, lenders also check whether the borrower can afford a 'stressed mortgage rate' at a higher level than the borrower will pay. ​ While the average 5-year fixed rate mortgage is around 4.5% today, many lenders are currently 'stress testing' affordability at 8-9%. This makes it harder to secure a mortgage without a large deposit. If average mortgage stress rates were to return to pre-2022 levels of 6.5% to 7%, this would deliver a 15-20% boost to buying power. ​ An average first-time buyer with mortgage repayments of £1,020pcm at a 4.5% mortgage rate would typically have to prove they could afford monthly repayments of £1,550pcm at an 8.5% stress rate. If the stress testing is relaxed to 6.5%, repayments would fall to £1,275pcm, boosting buying power. It's a similar pattern for the average homeowner, while the actual impact will vary by lender and type of borrower. ​ This change would consequently supporting demand and sales volumes, helping to clear the stock of homes for sale, rather than boosting house prices. Other existing rules and regulations that remain in place will continue to impact the availability of mortgage finance. Adapted from BBC Article by Kevin Peachey, Cost of living correspondent 13 February 2025 Two major lenders launched mortgage deals on Thursday with interest rates of less than 4%, as competition picks up in the sector. The prospect of further cuts in the base rate by the Bank of England has given mortgage providers confidence to reduce their own rates. But the attention-grabbing sub-4% deals by Santander and Barclays will not be available to all borrowers, particularly first-time buyers, and may come with a hefty fee. The return of such deals might prompt other lenders to follow suit after a period of tepid competition. Nationwide, the UK's biggest building society, has said it will reduce some of its rates on Friday. Mortgage deals with interest rates below 4% have not been seen since November. Across the whole market the average rate on a two-year fixed deal is 5.48%. The typical rate on five-year deals is 5.29%, according to latest figures from Moneyfacts. Time to decide Some tracker and variable rate mortgages move fairly closely in line with the Bank's base rate, which was cut to 4.5% a week ago. However, more than eight in 10 mortgage customers have fixed-rate deals. The interest rate on this kind of mortgage does not change until the deal expires, usually after two or five years, and a new one is chosen to replace it. About 800,000 fixed-rate mortgages, currently with an interest rate of 3% or below, are expected to expire every year, on average, until the end of 2027. That means a higher monthly bill for many homeowners on their next renewal, but there are signs that the rate they could pay is on its way down.  Bank of England governor Andrew Bailey said the interest-rate setting committee expected to be able to cut rates further "but we will have to judge meeting by meeting, how far and how fast". This will affect savers who are seeing lower returns, but could bring better news for borrowers. The Bank's next rates decision is on 20 March.
